First, Vinci Consultants was commissioned by the city of Montreal to define the opportunities for sustainable water management on the site. This former industrial site includes significant soil contamination, moreover, the municipal underground and road infrastructures are poorly developed to satisfy real estate development.

Secondly, the project’s property developer commissioned Vinci Consultants to develop a sewer and aqueduct master plan for the Jenkins, Arcelor-Mittal and Cintube sectors. The mandate will lead to a certificate of authorization according to article 32 of the MDDELCC. This study is done in partnership with Cardinal Hardy.

As part of the pre-concept study, we issued a report including the following points:

  • Analysis of regulations and available accreditations (municipal, provincial, LEED ND)
  • Brief assessment of existing site conditions (existing network, site contamination, heritage)
  • Simulation of the conditions before and after the development according to a layout plan provided by the City
  • Definition of the principles of water management (rain, sanitary, drinking and non-drinking water) in both the public and private domains
  • Assessment of available outlets
  • Integration of stormwater best management practices into the fabric of the proposed neighbourhood. Emphasis was placed on the structuring aspect of the BMPs with the aim of improving the living environment of the residents
  • Production of typical PGO cuts on site

 

As part of the preparation of the plans and specifications, we carried out the following activities:

  • detailed analysis of local and global drainage of the different phases of the project;
  • the transition and sequence of BMPs by lot and by phase;
  • Street sketches and sections;
  • Modeling flow patterns and optimizing hydraulic and qualitative performance;
    Cost estimate;
  • Plans and specifications for requesting a certificate of authorization from the MDDELCC.
